Most roof replacements in this area fall into three brackets.
Small roof, 15 to 20 squares. $8,000 to $10,000. Townhouses, small ranches, simple rooflines.
Average roof, 20 to 30 squares. $12,000 to $18,000. This is where most single-family homes in Washington County land.
Large roof, 30 or more squares. $21,000 to $25,000.
A square is 100 square feet of roof, not floor space. A 2,000 square foot house usually has a roof somewhere between 22 and 28 squares once you account for pitch and overhang.
Those are 2026 ranges for our service area, not a quote. Every roof is different, and the only way to know your number is to have someone look at it. Our inspection is free.
Jobs in Montgomery County and Northern Virginia typically run 5 to 10% higher than the ranges above.
Five things, roughly in order of how much they matter.
Size. The biggest single factor, and the reason a quote over the phone is a guess.
Pitch. A steep roof needs staging, harnesses and slower work. The same square footage can cost meaningfully more on a 10/12 pitch than a 4/12.
How many layers come off. One layer of old shingles is standard. Two or three means more labor and more dumpster.
Decking condition. You do not know this until the old roof is off. Soft or rotted sheathing has to be replaced, and it is the most common reason a final number lands above the estimate.
Material grade. Architectural asphalt is the default. Designer shingles, synthetic slate and metal all move up from there.
Nobody can see under your shingles until they come off. Any roofer who tells you otherwise is guessing.
That uncertainty is where homeowners get taken advantage of. A crew opens the roof, announces the decking is shot, and quotes a number on the spot with the house already exposed. You have no way to check it and no leverage to argue.
So here are our prices, published, before you call anyone:
Most roofs need a few sheets at most. The first two are on us on OSB and CDX, which covers a lot of jobs outright.
What matters is what happens when a crew finds something. One customer had an existing metal roof removed and cedar shakes turned up underneath, which surprised everyone. He wrote afterward that he was over a barrel at that point but they did not take advantage of that, and the re-sheathing was priced fairly.
Ask any contractor you're considering for their per-sheet number in writing before work starts. If they won't give you one, that tells you something.
A Williamsport homeowner lost shingles in the February 7 windstorm. We assessed on February 11 using a drone and an on-roof inspection, and recommended immediate tarping. The tarp went on February 12, ahead of several days of heavy rain.
She received two package options using GAF Timberline HDZ shingles, both with 50-year material coverage. She chose the upgraded package, which added better underlayment and enhanced vent covers. The crew arrived March 18 and finished the roof.
Another customer went from first visit to completed roof in under three weeks, with architectural shingles rated for 130 mph winds.
Most roofs go on in a single day.
If a storm caused the damage, your homeowners policy may cover most of the cost and you pay your deductible.
Carriers do deny claims. One customer's insurer told him there was no damage. We documented it, went back to the carrier, and his full roof and shed roof were both approved. Without that, he would have paid out of pocket for something that should have been covered.
We cannot promise a claim gets approved. What we can do is document the damage properly the first time.
Financing is available with terms up to 144 months, subject to credit approval.
One customer wrote that we made every effort to find financing for her and assist with making sure she could afford the roof, despite her financial status. Not everyone qualifies for every program. It is worth applying before assuming you cannot.
The thing customers mention most in those reviews is not the roof. It is the cleanup. One put it this way: "I haven't found a single nail."

On February 7, 2026, a severe windstorm pulled several shingles off my roof. When I went out the next day to collect some of the fallen pieces, I was surprised to see how deteriorated they were—what looked fine from the ground was actually in pretty bad shape up close. The owner, Brian, also personally stopped by on the day of installation to ensure everything was proceeding as planned, which I really appreciated.
