Jobs in Montgomery County and Northern Virginia typically run 5 to 10% higher than the ranges above.
Search "roof repair cost" and you will see $300 to $500 for a small job. That figure is real. It usually describes something different from what we do.
Here is the honest version.
Most of our repair work is redoing somebody else's repair. People hire a handyman because he's cheap. He puts sealant over the problem, the roof leaks again a season later, and then they call us. We end up doing the job twice — once badly by someone else, once properly by us — and the homeowner pays for both.
We're not pricing the patch. We're pricing the diagnosis. Finding the actual leak, an attic inspection with photos, and a repair built for what that specific roof needs. That's what the number covers, and it's why we'd rather charge more once than cheap twice.
A lot of roofing companies won't touch repairs at all. The liability is real — do a repair badly and the roof still leaks and it's on you. Companies avoid that by only selling replacements. We do repairs because we're confident in them.
Unlicensed work can void your shingle warranty. GAF and CertainTeed premium systems generally require certified installation to keep coverage intact. A $400 patch that voids a 50-year warranty is not a saving. We are GAF Master Elite and CertainTeed ShingleMaster PRO certified, licensed in Maryland (#150602), Pennsylvania (#PA176935) and West Virginia (#WV063905), and insured — $2 million general liability and $1 million workers' compensation.
It is usually not the shingles. It is the flashing.
Most leaks we find start where the roof meets something else: a chimney, a vent pipe, a skylight, a wall, a valley. Those transitions are sealed with metal flashing, and flashing fails long before shingles do.
That matters for cost, because a flashing repair done properly means pulling shingles back, replacing the metal and reseating everything. That is real work. A bead of caulk over the top is what the $400 version looks like.
Repair usually makes sense when the roof is under fifteen years old, the damage is contained to one area, and the shingles elsewhere still have granules and flexibility.
Replacement usually makes sense when the roof is past twenty years, there are leaks in more than one place, or a repair would cost a meaningful fraction of a new roof. Average replacement in this area runs $12,000 to $18,000, so a $3,000 repair on a roof with four years left is money spent twice.
We will tell you which one you are looking at. If the roof has ten good years in it, that is a useful thing to know.
Storm damage may be covered by your homeowners policy, and repairs are usually well inside the deductible territory where a claim is worth filing.
We photograph storm damage during the inspection, which is what an adjuster needs. One customer's carrier denied his claim outright. We documented the damage, went back to them, and the full roof and shed roof were both approved.

On February 7, 2026, a severe windstorm pulled several shingles off my roof. When I went out the next day to collect some of the fallen pieces, I was surprised to see how deteriorated they were—what looked fine from the ground was actually in pretty bad shape up close. Shortly after, I received a very reasonable quote with two package options using GAF Timberline HDZ shingles in Hunter Green. I chose the Gold package, which offered additional protection with upgraded underlayment and enhanced vent covers. Both options featured 50-year shingles, which gave me great peace of mind. On March 18, the crew arrived right on time and got straight to work. The entire process was incredibly organized and efficient. They started by laying protective tarps over my porches and yard, then moved seamlessly through removing the old shingles, making necessary repairs, and installing the new roof. The onsite lead, Christian, kept everything running smoothly and maintained great communication throughout the project. The owner, Brian, also personally stopped by on the day of installation to ensure everything was proceeding as planned, which I really appreciated. In addition, Rene from Home Source stopped by to review and coordinate the upcoming gutter and downspout work, working directly with Superior Seamless Gutters LLC to ensure everything was aligned. At one point during the tear-off, my porch was completely covered in old shingles—it looked a little wild—but by the time they finished, everything was spotless. You would never know they had been there. I’ve included before-and-after photos to show the condition of the old shingles and the quality of the finished roof.
