Roofer in Williamsport, MD
A water stain on the ceiling after the last storm? Shingles in the yard? Or a roof that's been up longer than anyone in the house can remember?

In Williamsport, what's wrong usually depends on the age of the house. An old house in town and a newer one on the edge of it wear out in different ways, so we start by finding out which problems you actually have.
The inspection is free. We check the whole roof, from above with a drone and from inside your attic, and you keep the photos. If the honest answer is "not yet," that's what you'll hear.
If it is time, a full replacement on an average-size home here usually runs $12,000 to $18,000, and repairs start around $900. Both are 2026 figures for our area, not a quote. Our headquarters is on Governor Lane Boulevard, so this is our own backyard.
Older houses in town
Nearly a third of the homes in the town of Williamsport were built before 1940. On a house that old, the shingles you can see are only part of the story. Here's what we turn up most:
More than one layer of shingles, sometimes with old wood shakes or metal underneath.
Board sheathing instead of plywood. It may need new plywood over it before a modern roof goes on.
Chimneys and wall joints patched again and again. That's where older houses usually leak.
Soft spots underfoot, a sign the decking under the shingles needs replacing.
Any of that changes the price. You'll see it in writing, line by line, before work starts.
Houses from the 1960s on
Across the 21795 zip code, the typical house dates to the late 1960s. Most of those roofs have been replaced at least once already, so the real question is how the current one is holding up. Two things tell us a lot:
Grit in the gutters. That's the granules washing off, the layer that protects shingles from the sun.
A leak around a vent pipe. Usually the rubber boot around the pipe has cracked. It's a repair, not a new roof.
We also check the attic. When it runs too hot, it bakes the shingles from below in summer and feeds ice dams in winter.
We've replaced roofs on River Bend Court, so we know these neighborhoods.
What Washington County winters do to a roof
Our winters don't stay frozen. They freeze, thaw and freeze again. Each time, water that slipped under a lifted shingle expands and pries the gap a little wider. A problem you'd never spot in the fall can show up as a ceiling stain by early spring.
Then come ice dams. Warm air from the house melts snow on the roof, and the water refreezes at the cold edge and backs up under the shingles. Good attic ventilation is half the fix. The other half is ice and water shield, a waterproof membrane Maryland requires along the eaves. We put it on every roof.
Summer brings thunderstorms, wind and hail. After a bad one, get the roof checked before you call your insurance company.

The day of the job
Most roofs take one day. Tarps go over your plants and driveway first. The old roof comes off, any rotten decking gets replaced, and the new roof is usually on by the afternoon.
Cleanup is the part customers bring up most. One wrote that the crew "cleaned up thoroughly at the end of the day and at the end of the project." We finish with a magnet sweep of the yard for stray nails.
Williamsport roofing FAQs
On an average home, $12,000 to $18,000. Small, simple roofs can come in at $8,000 to $10,000, and big ones at $21,000 to $25,000. Size, steepness and the condition of the decking set the final number. Treat those as 2026 ballpark figures, not a quote.
Often it's a repair. A cracked vent boot or a loose piece of flashing causes a lot of leaks, and fixing it costs far less than a new roof. The inspection shows which one you're looking at, and we'll tell you either way.
No. We always tear off to the decking. That's how we find soft or rotted boards before they get covered up for another twenty years.
In most cases, yes. We check the framing and the old board sheathing first. If plywood has to go over the boards, it's in the estimate from the start.
Yes. Sunlight Financial offers terms up to 144 months, subject to credit approval. You get the inspection and a written estimate first, and decide after that.
